I know we just had a big thread on this but im having a bunch of problem and have no clue what to do next.

So i just moved move to omaha. We are renting the basement of a guys house for 600 a month. When we first met him he said we have full access to the house including our own bathroom and i got the garage. Well recently the guys girlfreind has been coming over and acts like the boss of the house. All he does when shes here is drink spiced rum. Well the are slowing taking away things like the oven. They took all the nobbs and hid them. He was gone during the storm and i had to scoop the driveway. Its a four car driveway and him and his gf are parking in the closest parts to the street. so we cant park in the driveway. And what pissed me off the most yesterday is i came home and went into the garage. I had all the assemble bolt to my engine sorted and he took everything. piston rings, bolts , pistons, oilpump and a ton of othe crap and threw them in my car. Now theres oil and grease stains on the carpet. He also took the leather seats i had next to it and threw them in the corner. I mean threw them and now theres holes in them. tipped over my tool box and swept all the tiny screw and parts under the car.
And the crappy part is me and my gf are only 18 and cant sign leases.:mad: What should i do.

Ya we are gona try to get a place but neither of us have cosigners. It a 3 bedroom spilt level house basement is tiny. The onl reason i agreed to pay 600 was for the garage but he gets pissy if a little bit of oil gets on the floor. Me and my gf easly make over 2 grand a month on a bad month and only have insurence for bills. So the biggest deal is the lease. Is there anyway to sign a lease when your 18?

Hes a salesman so hes gone half the time. We found out that his rent is 1200 a month. And he usualy cool but he an ass when his gf is over.

We try he said welcome to the real world. I thought abought calling the cops but the car has no motor or tranny and is on jackstand. I dout they would care and i also have no proof. And thats also a good way to get kicked out before i have anywhere else to go. He says it his property and any damage to his stuff is on him. I completely understand wheres he coming from if im supose to get the garage i shud at least get half of it. My half still has all his crap around it. And i got a total of two feet in shelves to put my stuff on.

I thought about accidently taking all his craftman tools with mine. Can someone educate me on property rentals and stuff. Im 18 and dont know anything about signing leases.

So is it required to be 21 to sign a lease? Or do you just need to prove ability to make payments? I thought a co-signer was required in case you are not able to make payments, they can turn to the co-signer for any monies owed?

I've only rented an apartment once and had a co-signer.

I work with a guy that has rental houses and rents to people in school all the time(you may not be in school, but are of the age). I'll ask him tonight at work and hopefully get an answer to you later.

I was 18, didnt have credit, and before I even told her my age/situation she said I had to have a parent with me. Then anytime anything happened, she said she was going to call my mom. Like the first weekend I had about 5 people over, and she called me at 10 the next morning saying it wasnt a party house and she was going to call my mom. I was like wtf?! k carry on

Talked to him and he had no idea, so he's been leasing to 18 year olds not knowing that they can't enter into a legal-binding contract such as rental agreement. Guess he knows now. Anyway, I guess it would be up to the discresion of the rentee as to the requirements of the renter.

I think the cosigner has to be 19, I might be wrong, that's about the only requirement that I know of, but there. I also know of no way around it, when do you turn 19?

you're also not supposed to rent to more than 3 unrelated people in the same house, but most landlords don't care.

Yes i made it very clear. I told him i have the spyder as a project and the rs was gona need a new motor soon. I told him i would find another place to do the swap and he said no its fine you can do it here. Its his gf always complaining, thats the biggest problem.

You know we can find that about ford and chrysler too. Did the big 3 sell out? By now yes. Originally it was underestimating the competition. The believed they had the market cornered and the imports found a nitch exactly when tightening cafe standards and emissions hit. The cars were cheaper and more economical. So fast forward 10 years, since the imports didn't have to completely rebuild how they were building cars they were ahead in power to weight and gave you a sporty feel. This created people like you. You had lost faith in American cars because you could buy a better product for less money. Now I think they all have a reasonable product. Still as the old saying goes its easier to keep a customer than to gain a new one.

It is a trend that started long before I was alive. I blame it on a few things. This "ME" mentality that most of us have developed. The belief that everyone is special. Your not, I am not. We are all cogs in a wheels and if you don't believe that? Quit your job! They will find someone else to do it. This "ME" Mentality has created strong unions that were once needed but now weigh heavily on the companies. The other reason? Most Americans are tight asses. Most would throw you under the bus for a few hundered dollars. I try to not do this but it is very hard. I try to support local shops and business. In a tiny town like mine you see people fail everyday. Is it better to spend $10 more at a shop so later it will be there? We have one of the greatest hardware stores in possibly the world but people drive to lincoln over $100. What happens when we are forced to drive to lincoln cause we have no other place now. This globel market is slowly killing us all. It starts at home. Drive whatever you like it most likely doesn't make a difference anymore. Other than things like farming and basic business to support AG we are all on the edge of being outsourced. Soon Cat and John Deere will go the way of RCA and Vicegrip. Nothing will be built here. They will be made in other countries with Amercian names.

Then add to that the cost of legally transporting 6000+ freight cars (per year) to Mexico and back and its cheaper to fix them at Havelock. That's just Havelock's cars, by the way. I know what you're trying to say, but it won't work. Railroads are different than other industries. They will always be labor-intensive businesses which require warm bodies nearby at all times to operate properly. They don't require as many as they once did, and they will require fewer in the future, but they will not be outsourced like a telemarketer or IT position can. The unions are not going anywhere, either.

I imagine they would love to get away with me costing them only $75 per hour. :rofl:

I was just stabing at it. People cost far more that they think they do. You may be safe, but the lower number of jobs become the less you will have to ship and will wear out cars slower.

Right. My job appears fairly safe now, but that's what all the guys at the Topeka, Denver, Livingston, St. Cloud, Omaha, Plattsmouth, Mandan, and other shops thought before they were shuttered and offered jobs in Havelock. My job isn't 100% secure (what job is?), but my skill set and education give me an advantage to always be employed in industries that cannot and will not be outsourced.

Heres a quick example off the top of my head:

You outsource your dishwashing/cooking/cleaning at your house. You pay $3/hr for this service to someone in China. This frees up your homemaker (wife or husband) and she/he gets a job for something that is unrelocatable such as on a farm. She walks beans for $10/hr. Therefore that family is bringing in +$7/hr of work.

Now, the question becomes we have too many people and not enough jobs here. Especially since robots take over a lot jobs. I would agree that factory work, call centers, etc are being outsourced but what this leads us to is a plethora of people who can be utilized in Innovation. Innovation = more money for the country. Production of cars doesnt make money. Its coming up with the "right" car idea that makes money. These people could engineer and design products that can then be outsourced. Giving us edge over other countries. Problem is most people are innately lazy and would rather take a job out of high school with low stress than a stressful job requiring additional education. This is where the increase in GDP from outsourcing and proper spending of our taxes could go to peoples higher education such as in places like France where they pay for college.

Most midwest states are practically 100% agricultural. Outsourcing has little effect here. The major issue is all the "illegal" help coming in but hey, Aweb can cover that.
Unemployment rates are very little affected (compared to the coasts and non agri states). Jobs aren't leaving here just an influx of people taking those jobs and leaving others here without them.
